OPTION 01 · CONSTRUCTION SEQUENCE PLAY AT YOUR OWN PACE

One fixed scope from excavation to the last plant: the pool and its water features, the deck, the full Jandy equipment pad, engineering and permits, the pergola, and the landscape and fence that close the yard.

Potential advantages

  • One proposal, one team. Pool, deck, equipment, pergola, landscape and fence are priced together, with no separate contractors to coordinate.
  • Permits at a fixed price. All county, city and private provider fees are included, and the private provider keeps inspections on our timeline, at least 50% faster than the standard route.
  • Efficient, quiet equipment. Variable-speed Jandy pumps and a 160K heat/chill pump that runs on a standard 50 amp breaker, with no panel upgrade.
  • Everything on one app. iAquaLink controls the pool, lights, garden lights and heater over Wi-Fi.
  • Pergola fully covered. Footers, separate engineering and permit are included in its price.

Limitations to resolve

  • Pool finish color. To be selected from the nine Florida Stucco Gem colors listed in the scope.
  • Deck material. Travertine or marble to be confirmed, within the $5.00/sf material allowance.
  • Equipment and service layout. Final equipment location and service details are confirmed after the survey and permit review.
  • Engineering lead time. Plans and engineering take 3 to 6 weeks before permit submission.
  • Hedge and fence line. The privacy hedge covers the sides and front of the fence, not the rear, and its final price is subject to site access and conditions.

Next decision: choosing the finish color and the deck material lets engineering start, which is the first item on the critical path.
